Lower Manhattan is considered to cover all of Manhattan Island below 14th Street. It is bordered by the East River to the east, the Hudson River to the west and New York harbor to the south.
Also known as Downtown Manhattan or Downtown New York, the Lower Manhattan area includes well known neighborhoods like SoHo, Little Italy, Tribeca, Greenwich Village, Lower East Side, the Financial District and Wall Street.
However, we think the official Lower Manhattan area is far too large to narrow down a search for hotels.

Lower Manhattan is often disregarded as a place to stay in New York City because visitors think it is simply a business and finance district.
On the contrary, the areas around the very bottom of Manhattan such as the World Trade Center, the Financial District and Seaport are rapidly growing in popularity.
So where should you stay in the area?
Let’s break down Lower Manhattan into focus areas:
World Trade Center
The World Trade Center area is developing into a real tourist hot spot. The incredibly moving 9/11 Memorial and Museum is at the heart of the WTC neighborhood, but you will also find endless shopping and dining options, Oculus, One World Observatory, City Hall Park and Rockefeller Park.
This is a great place to stay for easy access to several subway lines, shopping, eating and relaxing in green spaces on hot days. We think the WTC area will continue to evolve over the next decade and become a more prominent place to stay in New York.
Financial District
The Financial District area is a fun place to explore on a visit to New York City, but why would you stay in the area over somewhere like Times Square or Midtown Manhattan? Well, it’s because Wall Street and the surrounding old-world streets are upscale, quiet and safe.
This is a fantastic place to stay if you want a short walk from your hotel to Brooklyn Bridge, Liberty Island ferry and New York Harbor views. It also has high end dining, hole in the wall pubs and will feel like an entirely different NYC vacation to staying in the likes of Times Square.
Seaport
The Seaport neighborhood is very small but it is home to some of the best and most historic real estate in NYC. Pier 17 on the East River has the most amazing sunrise view overlooking Brooklyn Bridge and the old cobblestone streets of Seaport are some of the oldest in New York.
This is a fantastic place to stay for easy access to Pier 15 and Pier 17 on the East River, NYC helicopter tours on Pier 6 and of course Brooklyn Bridge. It is definitely one of the quieter places to stay in Downtown New York but that will suit some visitors perfectly.
Where Should You Avoid Staying Around Lower Manhattan?
In truth, there are no concerning areas to avoid around the Downtown Manhattan neighborhoods. As always, use common sense when visiting a city like New York and you will be just fine.
With that said, here are our suggestions:
Families should avoid the Lower East Side neighborhood of Lower Manhattan because it has more of a party atmosphere and is a little grittier. Families will be better off staying around WTC or Wall Street where it is much quieter.
Solo travelers and couples will be fine in any area of Lower Manhattan in terms of safety. We suggest solo travelers and couples choose Downtown NYC hotels based on cost and attractions preference.
Business travelers will most likely want to stay around WTC or Financial District for easy walking access to the office.
Our Lower Manhattan Hotels Experience
As professional photographers temporarily living in NYC, we often gravitated down Manhattan Island to the Brooklyn Bridge areas on both sides of the East River.
After walking the Brooklyn Bridge at sunset and night several times, we decided to try a new approach.
We wanted to photograph the Brooklyn Bridge at sunrise, so we decided to stay right in Lower Manhattan for easy access to Pier 17 at dawn.
The first hotel we stayed in Lower Manhattan was the fantastic Artezen Hotel next to Fulton St station.
We really enjoyed the tourist attraction heavy area so we decided to stay at Club Quarters Hotel next to the World Trade Center so we could easily visit the 9/11 Museum and go up One World Observatory.
Both were excellent experiences and we would stay again in a heartbeat.
In truth, we tend to book our NYC hotels in Midtown Manhattan because it is our personal favorite area to stay in New York.
But we do think Lower Manhattan is a fantastic place to stay for a first time visit to NYC.
Who Should Stay In Lower Manhattan?
Lower Manhattan is the perfect place to stay in NYC for families, solo travelers, business travelers or couples looking for a safe, up and coming area with plenty of dining options and tourist attractions.
We also think Lower Manhattan is a fantastic place for photographers to stay in New York because it is close to Brooklyn Bridge, the Statue of Liberty Ferry and several awesome NYC skyline photo spots.
However, for now we would advise large groups of friends visiting New York to stay in another part of the city like Lower East Side, SoHo or Meatpacking District because there’s not a huge socializing or nightlife scene around the Financial District area we are covering in this guide.

Downtown Manhattan hotels are slightly higher than average in price when compared to other popular tourist areas of New York City like Central Park, Midtown South and SoHo.
The good news is Lower Manhattan has a wide spread of hotel costs spanning the budget range from cheap to 5 star. This means any type of traveler can stay at hotels in Downtown NYC.
We would say that NY Downtown hotels are fairly priced considering the business . Hotels are more expensive around Central Park and cheaper around Times Square.
Let’s take a look at hotel tax and seasonality.
1. Tax On Hotels In Lower Manhattan
The first thing you should bear in mind when booking hotels in Lower Manhattan is “Hotel Tax“, which is officially known as Transient Occupancy Tax (TOT).
All New York City hotels levy a 14.75% hotel tax on all stays, no matter how you book your room.
So let’s say a room costs $100 for one night at a Lower Manhattan hotel, your total cost is going to be $114.75.
- When booking your hotel using Booking.com look under the price for “includes taxes and fees“. This means the price you see is final and will not be subject to further add ons.
- Conversely, if you see text reading something like “+$30 for taxes and fees“, that means you will pay the hotel room cost + the additional 14.75% fee for bed tax and other fees.
You will also see a “city tax” fee of around $3.50 / night added to every room and some hotels might even try to throw in a “resort fee“.
